Staying Safe and Informed During Snowstorms.

Whether you are settling into one of our cozy apartments in Old Town Warrenton or managing a commute from one of our larger family homes, winter in Fauquier County always brings one big question: “When will my road be plowed?”

At Alls Real Estate, we want to ensure our residents stay safe and informed during the upcoming snowstorm on January 24th and 25th. While we are available for your calls and questions, we have also compiled the following guide to help you navigate the weather—from tracking VDOT plows to protecting your home.

1. Tracking the Plows in Real-Time

You no longer have to peer out the window and wonder when the state will clear the way. VDOT provides a specialized online tool called vdotplows.org . This interactive map is activated whenever a snow event drops more than two inches of accumulation.

Live Map: View color-coded road statuses across Fauquier County and Virginia.
Plow Locations: See the real-time locations of active snowplows in your neighborhood.
Searchable: Plug in your specific address to see the status of state-maintained roads nearest to your front door.

Please Note: Alls Real Estate will begin our own salting, shoveling, and plowing for our properties once it is deemed safe to do so. Maintenance will not be dispatched if conditions are too dangerous.

2. Prepare Your Home: Tenant Guidelines

To help prevent potential problems during the storm, we ask that all residents follow these simple guidelines:

Check Your HVAC Filter: Most heating issues are preventable. If your filter has not been replaced in the last 30 days, please do so now to avoid losing heat during the freeze.
Plumbing Care: Please only flush toilet paper. Do not flush wet wipes, tissues, or paper towels, as these cause sewer backups. If a backup occurs during the storm, we may not be able to reach you immediately.
Trash Disposal: Ensure all trash bags are placed inside sealed cans. Do not leave bags by the street, as they are easily damaged by snowplows, creating significant debris once the snow melts.
Pretreated Walkways: As of Friday, January 23rd, we have already pretreated all walkways at our multifamily buildings to get a head start on the ice.

3. Power Outages & Emergency Contacts

In the event of a power outage, please contact Dominion directly to report it. Alls Real Estate does not have control over the power grids, but you can report an outage to Dominion even if the account is not in your name.

Every Christmas Eve, the Alls family gathers to enjoy this rich, moist, and delightfully fudgy Coca-Cola Cake. This old Southern favorite is prepared specifically by the oldest of Malcolm’s daughters , a treasured tradition that ensures the cake is ready for sharing. The secret is pouring the warm frosting over the cake while it's still hot, creating an irresistible crackle and depth of flavor.

2 cups all-purpose flour
2 cups granulated sugar
2 Tbsp cocoa

Highlights of the Holiday Fun

Photos with Santa: Santa will be meeting with children of all ages! Once the little ones feel comfortable, they will have the opportunity to take photos with him and tell him what they’d like for Christmas. Parents, be sure to bring your cameras and snap as many photos as you’d like! (Please note that we do not provide a professional photographer.)

Taste Test Time: Take a break from the holiday hustle and bustle to taste test some delicious cookies!

Santa's Secret Workshop: As in years past, children will be able to shop for their friends and family at a dedicated space just for them. Tickets will be available for purchase for $2 each upon entering the building. Individual gifts each cost 1 ticket and will be professionally wrapped and ready to give! We will be accepting cash and credit/debit card payments this year.

Important Information

This event is first come, first served, so be sure to dress warm and bring some hot cocoa to chase away the chill while you wait!

Nana's Cinnamon Apple Cake! ��

As the leaves begin to turn and a crispness fills the air, there's nothing quite like the comforting aroma of a homemade cake baking in the oven. Here at Alls Real Estate, we believe a house truly becomes a home when it's filled with warmth, laughter, and delicious memories. And speaking of delicious, we're thrilled to share one of our absolute favorite fall recipes: Grandma's Cinnamon Apple Cake!

This recipe isn't just a cake; it's a taste of nostalgia, a hug in every bite, and the perfect welcome for potential buyers touring a home (or just a cozy evening in your own!). Imagine walking into an open house and being greeted by the sweet, spicy scent of cinnamon and apples – it instantly makes a place feel inviting and lived-in.

Grandma's recipe is simple, straightforward, and yields a moist, flavorful cake that's hard to resist. It's the kind of dessert that brings people together, much like finding the perfect home does.

Here's what you'll need:

Ingredients:

For the Apples:
3 cups sliced-large Rome apples (4 apples)
1/4 cup sugar
1 teaspoon cinnamon
For the Cake:
6 oz cream cheese, softened
1 1/2 cups sugar
1 stick (1/2 cup) butter/margarine, softened
2 teaspoons vanilla
2 large eggs
1 1/2 cups flour
1 1/2 teaspoons baking powder
1/2 teaspoon salt

Method:

In a large bowl, peel and slice your Rome apples. Mix with 1/4 cup sugar and 1 teaspoon cinnamon. Pour over the apples, coat well, and set aside.
In a separate bowl, mix in order: softened cream cheese, 1 1/2 cups sugar, softened butter/margarine, vanilla, and eggs.
In another bowl, whisk together the flour, baking powder, and salt. Gradually add the dry ingredients to the wet ingredients, mixing until just combined.
Blend in the apple mixture, folding gently until covered.
Spray a springform pan with non-stick spray (or grease and flour). Pour the batter into the prepared pan.
Bake at 350°F (175°C) for 1 hour and 15 minutes, or until the cake pulls away from the pan.
Cool completely.
Note from Grandma: After cooling, slide a large knife under the bottom between the cake and the bottom of the springform. Place on a cake plate and cover with a lid.

Getting Your Full Security Deposit Back: A Tenant's Guide

Moving can be stressful, but there's one silver lining everyone looks forward to: getting that full security deposit back! For many tenants, the return of that money is a crucial financial step. However, according to real estate professionals, it's a common point of contention.

Chelsea Greer with Alls Real Estate encounters many things that align with failure of Security Deposit returns.

We sat down with Chelsea Greer, with Alls Real Estate , who shared her expert insights on how tenants can ensure they get every dollar of their deposit returned. It all boils down to two things: documentation and care .

1. Document Everything on Day One

The single most important step you can take happens the day you get your keys.

Take photos of the entire property before you unpack a single box. Walk through every room, open cabinets, show the inside of the refrigerator, and film the floors. These photos serve as your undisputed proof of the property's condition at the start of your lease.

"People forget how they received the property," says Greer. "When they move out and haven't put in the same time or care we did when leasing it to them, they are confused on why their security deposit was not returned to them in its entirety."

By taking detailed pictures, you set a clear benchmark. You can upload your pictures into the portal under “ Move In Inspection” , which will be saved and can be viewed by both parties at the exit walkthrough..

2. Give Proper Notice

Under section 1.3 Lease Terms; tenant must give 60 Days Notice to vacate on or before the first of the month. Even though your lease is ending, you MUST give proper WRITTEN NOTICE . Remember to provide a forwarding address and how you would like your deposit returned to you, either via direct deposit or check.

3. Leave It as You Found It (Or Better!)

One of the quickest ways to lose part of your deposit is by failing to restore the unit to its original, clean and fresh state.

"We take great pride in making sure our units are clean and freshened prior to going into a leasing contract," Greer explains. The expectation is that you return it in that same condition. This means being meticulous. Don't leave dust bunnies in the corners , items in the refrigerator or cabinets , or trash/furniture on the street in front of the rental. These issues are considered cleaning and disposal costs, and they will be deducted from your deposit.

While tenants don't own the property, Greer notes: "If they cared for it in the capacity we did before leasing it to them, they would all have a full security deposit return." Also, be sure to review 9.3 Move Out Inspection , which outlines Professional Pest control if you have a pet or professional carpet cleaning.

4. Schedule a Pre-Move-Out Walkthrough

Don't wait until the final move-out inspection to find out what needs fixing or cleaning.

A proactive and invaluable tip is to schedule a walkthrough or do a call with Mrs. Greer a couple of weeks before your actual move-out date. She can point out specific items that need attention, giving you time to correct them yourself and avoid costly deductions. This is your chance to get tips on exactly what needs to be done.

5. Report Maintenance Issues Immediately

Minor issues can turn into costly damages if left unaddressed, and you could be held responsible for the escalated repair.

During your lease term, be diligent about reporting maintenance needs. If you see a leak, a cracked window, or the water is backing up in the sink, put in a work request on our website immediately. Putting in a work ticket ensures the problem is addressed and documented prior to your move. This protects you from being charged for wear-and-tear issues that were the landlord's responsibility to repair.

By prioritizing documentation, cleanliness, proactive communication, and timely maintenance reporting, you can confidently walk away from your rental with your full security deposit safely back in your bank account!

A Brief History of our Town.

When you walk through the streets of Old Town Warrenton , you're not just strolling; you're stepping into a rich, living history. Our town is so much more than a place to live, it's a vibrant community with roots that run deep, which is why we at Alls Real Estate are so passionate about investing and building here in Warrenton, VA .

Founded at crossroads and officially incorporated in 1810, Warrenton quickly became a hub. By the 1850s, the railroad arrived, bringing with it a booming economy that would soon earn it the title of the "richest town in the whole South" for its size. This prosperity was built on a foundation of agriculture and trade, drawing people from all over the region.

The Civil War marked a pivotal, though challenging, chapter for Warrenton. The town's churches and schools were transformed into hospitals and it became a frequent target for raids by the legendary Colonel John S. Mosby, the "Gray Ghost." Today, you can still see a monument to Mosby beside the Old Courthouse , a lasting testament to this unique period in our history.
